Across all building classes, the average asking rent for Atlanta office space is slightly less than $26 per square foot. Units in Class A buildings rent for around $30 per square foot, though this will vary significantly depending on a range of factors, including office location, building quality (class, age, amenities), and lease term.

During the first half of 2018, Atlanta saw 1.3 million square feet of new office space inventory come to market, while there is another 2.7 million square feet of assets under development. Most of this new construction is in the Atlanta Central Business District, which consists of Downtown, Midtown, and Buckhead.

Overall, Atlanta’s economy is booming, and the second half of 2018 has pushed asking rents above record highs. Most of the increase in price is in Midtown and Buckhead. New construction in the Central Business District is now reaching as much as $50 per square foot.
