Across all building classes, the average asking rent for Atlanta office space is slightly less than $31 per square foot. Units in Class A buildings rent for around $33 per square foot, though this will vary significantly depending on a range of factors, including office location, building quality (class, age, amenities), and lease term.
In Q3 of 2021, the office market saw increased occupancy, marking an upward trend after the significant impact the pandemic had on vacancy rates. Average asking rents have similarly been trending upwards. Still, year-to-date absorption was negative, but Q3 did see positive absorption across the metropolitan area.
