It’s no surprise that 2020 ushered in an era of uncertainty in the Franklin marketplace as well as the rest of the world. The coronavirus brought abandonment to many office spaces, with employees working from home, leading to high office vacancy rates well into the first quarter of 2021.

However, vacancies in the Cool Springs/Franklin district remain on the rise partially because of the increase in subleases from Cool Springs V, a Southeastern Headquarters in Highwoods Office Park that will be ready for rent by 2023. As has the newly-constructed Berry Farms Town Center Office Space at 4037 Rural Plains Circle. The development turned 600 acres of land into Class A office space projected at 3 million square feet, which will be available for rent starting in November of 2021.

Franklin saw 50,972 square feet of leasing activity in Q1 2021, highlighting the importance of physical office space to many companies. However, vacancies are still evident at 23.3% across Franklin’s office spaces.
