SquareFoot helps a wine distributor move into a beautiful new office space.

Founded in 1934, Frederick Wildman and Sons sources, markets, and distributes fine wine and spirits. While the company has been thriving for decades, their office situation was in a bit of a rut. They had been in the same inefficient, multi-floor space in midtown for over 40 years. The offices were full of oppressive cubicles and lacking natural light, and the building was run down and dingy. The need for change was long overdue.

A Hands-On Approach

Though their initial preference was to remain in Midtown East, they were enticed by an amazing space in the Financial District due to a combination of excellent financial incentives and a great landlord that SquareFoot had an established relationship with. The landlord was willing to work closely with the Wildman and Sons team to do a build-out that included their unique requirement for a conference room equipped with an island bar for wine tasting events.

“I think that the buildout turned out to be gorgeous,” says Owen. “Exposed brick, hardwood floors, a tasting room with a bar and TVs. They had a vision going into it, and I think the way it came out exceeded expectations.”

Their new office features:

  1. 13,000 square feet
  2. Financial District location
  3. 15-year lease with major financial incentives
  4. Natural light
  5. High ceilings
  6. Custom conference space with wine tasting bar

A Great Space for the Long Run

The financial benefits of the lease included tax incentives for moving into
a remodeled building in the Financial District. “They saved a lot of money for the first five years of their lease because of the relocation into an older building,” explains Owen. They also received about eight months of free rent due to signing a long, 15-year lease.

Owen was recently invited to a wine tasting event at the new office and got to see firsthand how well it’s working out. “It has a totally different feel than their old office,” he shares, noting that the company’s staff seems very happy with their new office.

“We really enjoyed working with Owen and SquareFoot through this process,” affirms Zaarath Prokop, CFO of Frederick Wildman and Sons. “We are so pleased with the new space!”
