Office Space for AI Companies: SF and NYC Prices [2026]
October 26, 2026 | by Michael Monday
An AI team of ten pays about $6,000 a month for a furnished private office in San Francisco and about $8,090 in New York’s Flatiron, SoHo and Tribeca cluster. Those are the medians of the operators’ own asking prices in October 2026: $600 a desk in San Francisco (34 offices that publish a price) and $809 a desk in New York’s AI neighborhoods (28 offices). Below: what an AI company actually needs from an office, where the teams cluster, and the priced options in both cities.
What an AI company needs from an office
Private rooms, not open desks. Model work, customer data and fundraising calls all argue for a lockable private office with access control, plus one or two small rooms for calls. Most serviced operators offer private offices for 2 to 30 people on the same floor as their coworking.
Room to grow without moving. AI teams hire in bursts after a raise. Ask for an expansion right (the next office over when it frees up) and a term you can step out of: month-to-month or 12 months, not three years.
Fast internet and 24/7 access. The compute lives in the cloud, so the office needs a fast, dedicated line rather than server power. Ask for the bandwidth, whether you can install your own circuit, and whether the building is open nights and weekends.
A location that helps hiring. Researchers and engineers choose employers partly on the commute and the neighborhood. In both cities that means being near the main transit lines and the other AI companies.
San Francisco: priced offices for AI teams (October 2026)
34 flexible and serviced offices in San Francisco proper publish a price; the median desk is $600 a month. Hayes Valley, the Mission, SoMa and the Financial District are where many AI teams look. Twelve options, cheapest to most expensive:
New York: priced offices in the AI cluster (October 2026)
Flatiron, NoMad, Chelsea, SoHo and Tribeca are where many of New York’s AI startups work. 28 offices there publish a price, with a median of $809 a desk; across the whole city it is $700. Twelve options, cheapest to most expensive:

How much does office space cost for an AI startup?
In San Francisco a desk in a serviced private office runs a median of $600 a month across 34 offices that publish a price, so a 10-person AI team pays about $6,000 a month all-in. In New York’s Chelsea, Flatiron, NoMad and SoHo cluster the median is $809 a desk ($8,090 for ten); across all of New York it is $700.
Should an AI company put GPUs in its office?
Usually not. Training and inference run in the cloud or a colocation facility; an office suite rarely has the power, cooling or security for racks. What the office does need is fast, dedicated internet, a few rooms for focused work and calls, and access control. Ask the operator for the bandwidth, whether you can bring your own line, and whether the space has 24/7 access.
Is a serviced office or a lease better for an AI startup?
Before product-market fit, almost always a serviced or flexible office: furnished, move in within weeks, month-to-month or 12-month terms, and room to add desks as you hire. A conventional lease starts to make sense at 25 to 50 people with a stable plan, because it locks in three to ten years and a build-out.
Where do AI companies rent offices in San Francisco and New York?
In San Francisco, Hayes Valley, the Mission, SoMa and the Financial District, close to BART and Muni and to each other. In New York, Flatiron, NoMad, Chelsea and SoHo, near the subway lines that make hiring across the city easy. In both cities the flexible operators cluster in the same few blocks, so a single day of tours often covers most of the options.
