The non-negotiables
Sound privacy. Solid demising walls (not glass), doors that seal, and ideally white-noise masking in waiting areas. Tour at a busy hour and listen — this is the #1 regret among therapists who chose wrong.
A calm waiting area separate from foot traffic, even if it’s small.
Discreet client flow — many practitioners want arriving and departing clients not to cross paths.
Accessibility and transit — ADA access widens who you can serve; parking or transit proximity affects retention.
The four ways therapists get space, cheapest first
Hourly/daily therapy suites — furnished rooms in shared practice suites, booked as needed. Zero build-out, zero commitment; ideal under ~15 sessions a week in-person.
Subleasing from another therapist — renting their office on your days. Common, cheap, and a soft landing for a first private practice; put the schedule and renewal terms in writing.
A dedicated office in a shared suite — your own room, shared waiting area and restrooms. The standard for a full-time solo practice.

Hourly rooms typically run $15–40/hour; day rates $50–150. Insurance, HIPAA, and the boring essentials
Wherever you land: professional liability and general liability coverage (subleases and suites will ask for certificates), a plan for records privacy (shared wifi and shared printers are HIPAA questions), and confirmation the building’s use rules permit counseling practices — most office buildings do, but verify rather than assume.
