Last updated October 2026. The SquareFoot London Office Space Price Index tracks the median asking price of flexible, move-in-ready office space, per desk per month, compiled from the operators’ own published listings. Updated monthly.

The London median is £560 per desk per month. Half of the 64 priced spaces sit between £455 and £710; the cheapest desk on the market is £200 and the most expensive £1,200. At 2026-10-09 exchange rates the London median is about $740 per desk, 6% above the New York City median of $700 in the US Office Space Price Index.

What a team pays per month

Figures are the median asking price per desk per month for private offices in serviced and coworking buildings actively listed in London, taken from the operators’ own published pages as of October 2026. Medians, not averages, so a handful of premium Mayfair-style listings cannot drag the number; ranges are the 25th–75th percentile. A neighbourhood needs 3 priced listings to show a median and the index needs 30 priced listings from 2 or more operators to be published at all. Prices quoted per office are divided by the office’s stated desk count; nothing is estimated. Unpriced listings are counted but never assigned a price. Currency conversions use the ECB reference rate for the day shown.

Based on 79 flexible office listings in London from 7 operators’ own published pages, 64 with an asking price, collected October 2026 by SquareFoot. Prices are per desk per month in GBP, all-in (furnished, internet, meeting rooms, reception). Updated monthly.
