Do I Need a Broker to Lease Office Space in NYC?

Short answer: in New York City, you almost always want a tenant broker — and because the landlord pays the commission, a good one costs you nothing. The question isn’t really “do I need a broker,” it’s “do I want my own broker, or the landlord’s.” Here’s how to think about it.

Do you legally need a broker to lease office space in NYC?

  • Represents you, not the building. The listing agent works for the landlord. Your broker’s job is to get you the best deal, full stop.
