What the price includes, and what moves it

An asking rate in London covers the furnished room, internet, reception, cleaning, utilities and shared meeting space; most operators quote per desk and per month and sign for one to twelve months, rolling after. Three things move the number: the district, the size of the office (larger teams pay less per desk), and the operator’s incentives on term, which the index cannot see. Private offices quoted only on inquiry are counted as centres but carry no price here; as quotes arrive they enter the index as quoted observations and are reported separately from published asking rates.

Method and data

Prices are collected from operator pages that permit automated reading, from availability mailings operators send SquareFoot, and from quotes received on inquiries; converted to per desk per month; checked against a plausibility band; and published only when a city has at least 50 listed spaces, 25 priced, from two or more sources. The full method is on the SquareFoot Flex Index methodology page. The numbers in this post are available as open data in the London JSON feed (CC BY 4.0).
