Published asking prices in Sydney run from A$359 per desk per month at the low end to A$1,000 in the upper quarter, with a median of A$720. That is the per-desk, per-month asking price for a private office or dedicated desk in a serviced or coworking building, with furniture, internet, cleaning and reception included. The figures come from 48 published prices on SquareFoot as of October 2026.

These are straight multiples of the per-desk price. In practice a 10-person office is often priced as a suite rather than ten desks, and the per-desk figure falls as headcount rises, so treat the median column as the budget to plan around and the low end as what a patient search in the right district can reach.
At a serviced or coworking operator the monthly figure covers the furnished office, internet, utilities, cleaning, reception and shared kitchens and lounges. Meeting rooms are either included as a monthly allowance or billed by the hour; parking, printing and phone lines are usually extra. There is no separate rent, taxes or service charge, which is the main difference from a conventional lease.
