Office Space Outside New York: What It Costs and Who to Call in 16 US Markets [2026]

Most of what is written about finding office space assumes Manhattan. Outside New York the market works differently: serviced and flexible space is a larger share of what is available, direct-from-landlord small suites are common in Texas and Arizona, parking is a line item, and the broker you need depends on size more than on city. This page answers the question we hear most from teams outside New York, “who do we call and what will it cost”, market by market, with September 2026 prices from the SquareFoot marketplace.

What office space costs outside New York (September 2026)

Per person per month for a furnished serviced or flexible office with internet, meeting rooms and reception included. “Listings tracked” counts every active space we follow in the market, including direct-lease floors that quote per square foot rather than per desk; “serviced” is the subset priced per person.

For comparison, the New York City median is about $650 a person. Phoenix, Houston and Chicago are the cheapest serviced markets in the country; Washington DC, Miami, San Francisco and Austin are the expensive ones, for four different reasons: federal demand, in-migration, lab-adjacent demand and a downtown with too little serviced supply.

How the search works outside New York

Under about ten people: this is a serviced-office or direct-suite search, and you can run most of it yourself from a marketplace with prices. In Houston, Dallas, Phoenix and Atlanta a direct landlord such as Boxer Property will lease a furnished 300 to 1,000 square foot suite on a one-year term, often for less than the per-desk math. Tour two or three, sign in a week.

Ten to fifty people: the answer is usually still serviced space on a 12-month term, but this is where a tenant broker earns their fee, because operators negotiate on larger floors and the alternative, a short direct lease on a second-generation space, starts to pencil. The broker is paid by the landlord or operator; you pay nothing. Market by market: the questions we actually get

Houston

A 10-person team near the Galleria under $4,000 a month is realistic: the serviced median is $329 a person, and Boxer Property leases small furnished suites direct in 43 Houston buildings, many under $1,500 a month for the whole suite. Ask for Uptown and Westchase first; Downtown is cheaper per foot but the parking math changes. See live Houston listings.

Atlanta

A 20-person private office in Midtown or Buckhead on a one-year term is a serviced-office search, not a lease search: at the $362 median that is roughly $7,000 to $9,000 a month all-in, and every major operator has a Midtown and a Buckhead location. Los Angeles

Eight people in Santa Monica or Culver City at $6,000 a month works if you accept the median ($469 a person) rather than the beachfront buildings; Culver City and Playa Vista come in under Santa Monica for the same finish. Move-in-ready means serviced, and LA has the most serviced inventory of any market outside New York. See live Los Angeles listings.

Miami

A six-person sales office in Brickell within 30 days is the serviced market exactly: the median is $579 a person, Brickell operators tour same week, and terms start month to month. Wynwood is cheaper and louder; Coral Gables is cheaper and quieter. See live Miami listings.

Dallas

Relocating 15 people to Uptown or Plano inside two months: serviced space in Uptown runs around the $425 median; Plano and Legacy are 10 to 20 percent under that with free parking. Chicago

Five people in the Loop or River North on a flexible term: the median is $350 a person, one of the lowest big-city figures in the country, and River North has more small private offices than the Loop. Washington DC

A nine-person policy consultancy near Metro Center for about a year is the most expensive search on this page outside San Francisco: the median is $650 a person, on par with Manhattan. Dupont and Navy Yard run lower; a one-year serviced term avoids the DC build-out timeline entirely. See live Washington DC listings.

Denver

A seven-person architecture firm wanting creative space in RiNo or LoDo on a 12-month lease: RiNo has the converted-warehouse stock and LoDo the finished serviced floors, both around the $450 median. A 12-month serviced term is the fastest route; a direct lease on a RiNo warehouse floor is the cheaper one if you can wait three months. See live Denver listings.

Austin

Twelve people leaving coworking for a private office downtown on a flexible term: expect the $539 median, which is high for Texas because downtown Austin serviced supply is tight. East Austin and the Domain are the release valves. The marketplace shows which downtown floors have a 12-desk office open this month. See live Austin listings.

San Francisco

Thirty people comparing a SoMa sublease with a serviced office in the Financial District: the serviced median is $539 a person, so about $16,000 a month; SoMa subleases arrive furnished and often undercut that for a two- to three-year term, with landlord consent the only delay. Nashville

A small healthcare staffing office near downtown or Brentwood: Nashville serviced space is thin (17 priced listings) at a $375 median, and Brentwood is where the healthcare industry actually clusters. For anything over ten people, a tenant-rep broker matters more here than in bigger markets because the good space rarely gets listed. See live Nashville listings.

Phoenix

A 10-person move-in-ready office in Phoenix or Scottsdale without paying a broker: you do not pay one anyway. Tenant brokers are paid by the landlord, and at a $280 median Phoenix is the cheapest serviced market on this page; most of the 221 listings we track are direct small suites, which is the other way to hold a ten-person office here for under $3,000 a month.
