How to Read the Houston Market
- Inventory is deep (50 priced listings across 341 active) and skews toward value: a quarter of the market sits under $249/desk.
- The $6,000 top end is an Energy Corridor outlier, not a trend — read the median, not the max.
- Per-desk pricing is all-in. Compare against a traditional lease’s total occupancy cost — rent plus buildout, furniture, internet, utilities, and staffing — not base rent alone.
Serviced office or a small suite direct from the landlord
Houston has a second route that most markets lack. Of the roughly 500 Houston listings we track, about 165 are serviced or flexible operator floors priced per person, 43 are subleases, and nearly 300 are direct-lease floors and suites, including 43 Boxer Property buildings that lease small furnished suites of 300 to 1,000 square feet on one-year terms. Boxer’s median suite runs about $950 a month for the whole suite, which for a team of three or four is close to the per-person serviced price with a door of your own and no shared floor. The trade-off is service: no reception, and meeting rooms are yours to furnish. Teams under five that care about cost more than concierge should price both.

Where the price varies inside Houston
The Galleria and Uptown carry the most serviced inventory and sit at or just above the median. The Energy Corridor and Westchase trade a little under it with the easiest parking. Downtown quotes the widest spread: the cheapest interior offices in older towers and the $6,000 outlier both live there. The Woodlands and Sugar Land price like the suburbs they are, and matter only if that is where your people live.
