The city-wide median for flexible office space is $666 per desk per month (August 2026, across 158 live priced listings) — but the neighborhood you choose moves that number by hundreds of dollars per desk. Here’s what flexible, move-in-ready space actually costs in each major submarket right now, from live inventory on our platform.

What’s Driving the Spread

Chelsea & Flatiron: the premium is real

At a $970 median, Chelsea and Flatiron price nearly 50% above Midtown. This is where tech and creative firms cluster, buildings skew boutique, and turnkey space with character is scarce. If your team wants a Flatiron address, budget accordingly — or look two stops south.

Midtown: the deepest market, and it shows

Midtown has by far the most inventory (62 priced listings around Grand Central, Bryant Park, and the Plaza District). Depth means competition: despite the prestige addresses, the $725 median sits well under Chelsea, and the $546–$999 middle band gives real room to negotiate. For client-facing firms that need proximity to transit and to everyone else, Midtown remains the default for a reason.

Downtown & FiDi: Manhattan at a discount

The Financial District’s $650 median makes it Manhattan’s value submarket — roughly 10% under Midtown, 33% under Chelsea, with modern towers and improving amenity floors. Teams that don’t need Midtown adjacency get the biggest Manhattan-per-dollar here.

Brooklyn: the $500 line

Brooklyn (DUMBO, Downtown Brooklyn, Williamsburg) holds a $500 median — 25% below Manhattan’s cheapest submarket. For teams that live in Brooklyn anyway, the commute math plus the price gap is decisive.

How to Use These Numbers

  • The range matters more than the median. A $550 Midtown desk and a $999 Midtown desk are both normal — the difference is floor, light, buildout, and brand of operator.
  • Prices move monthly. Operators reprice with occupancy. A quote from March is stale by August.
