315 & 340 Madison Avenue, 370 & 405 & 420 & 450 Lexington Avenue. The workhorse cluster: partial floors, sublets, and serviced suites trading constantly, from ~$489/person at 405 Lexington to ~$700/person at 420 Lexington and 315 Madison.
Who Grand Central fits
Teams with Westchester/Connecticut commuters, client-facing firms that live on trains, and anyone who wants Midtown convenience without Plaza District pricing. If your team skews Brooklyn, look downtown instead — Brooklyn’s median is $500/person.
