Office Space in Brooklyn: 2026 Prices from Dumbo to Downtown

Brooklyn is the best-value office market in New York right now, and it isn’t close: the median serviced office runs $500 per person per month — 29% under the citywide median and about half of Chelsea. We track over 100 Brooklyn listings; here’s how the borough actually breaks down.

The three Brooklyn office districts

Dumbo. The design-and-tech quarter. The buildings tenants ask us about by name — 68 Jay Street, 20 Jay Street, 45 Main — are converted warehouses with the borough’s best light and its most competitive waitlists. Creative firms outnumber everyone else two to one.

Downtown Brooklyn / Brooklyn Heights. The practical choice: court-adjacent professional space along Court Street and Joralemon (26 Court Street and 16 Court Street are perennial requests), every subway line in the borough, and pricing that undercuts anything comparable across the river.

Williamsburg / Greenpoint. Smaller floor plates, ground-floor character spaces, and the shortest supply of the three — spaces here trade fastest and rarely sit listed for long.

The math that moves teams across the river

A ten-person team at Brooklyn’s $500 median pays about $5,000/month. The same team at the Manhattan median ($700) pays $7,000 — and at Chelsea’s median, $9,700. Over a year, choosing Brooklyn over Chelsea funds two additional hires. If most of your team lives in Brooklyn anyway, the commute math compounds it.

What to watch

Brooklyn inventory is thinner than Manhattan’s, and the good small spaces — sub-2,000 SF with real light — move in days. If you see something close to right, tour it that week; there is rarely a second look.

What Brooklyn office space costs by neighborhood

Per person per month for furnished, serviced offices with internet, meeting rooms and reception included, from the priced Brooklyn listings on flex.squarefoot.com in September 2026. Brooklyn samples are small, so read the ranges, not the point estimates.

Dumbo is the exception to the table: its best buildings rarely publish a per-desk rate because they lease whole floors directly. Budget Manhattan money for a Dumbo waterfront floor and Brooklyn money everywhere else.

Serviced office or direct lease: how renting in Brooklyn actually works

Of the roughly 150 Brooklyn listings we track, about 40 are serviced or flexible operator locations, six are subleases, and nearly 100 are whole floors or ground-floor spaces on a direct lease. The two halves work differently. A serviced office quotes per person per month, all-in, on terms from month-to-month to twelve months; you can tour this week and move in within two. A direct lease quotes dollars per square foot per year, runs three to ten years, and usually needs a build-out, so plan on two to four months from first tour to first day. The dividing line is headcount and certainty: under ten people, or a team that may double or halve in a year, belongs in serviced space; fifteen or more with a stable plan starts to save real money on a direct lease, especially in Downtown Brooklyn where landlords still fund build-outs.

Subleases are the third door. Brooklyn subleases are scarce (six live today) but they arrive furnished and priced below the direct market, with the catch that landlord consent adds two to four weeks and the term is whatever the original tenant has left.

Medical and therapy rooms in Brooklyn

Brooklyn has a small but real market for clinical space by the hour, day or month, and it prices well under Manhattan. We track nine medical and therapy rooms: hourly treatment rooms from $20 an hour at 26 Court Street in Brooklyn Heights and $30 to $40 an hour in Williamsburg and Dumbo, part-time private offices from $375 a month in Greenpoint, and full-time therapy suites at $2,200 to $2,300 a month in Williamsburg.
