The coworking-versus-office question has a clean answer in New York, and it’s a number: about three people. Below that, coworking usually wins. At or above it, a private office costs the same or less — with a door. Here’s the math from live 2026 pricing.
NYC coworking desks in decent buildings run $400–$700/month per person once you’re past the teaser rates. The citywide median for a private serviced office is $666/person/month — and in Brooklyn ($500), Bryant Park ($599), or Grand Central ($650), a private office beats most coworking pricing outright. From three people up, you’re paying open-floor prices for a room you don’t control.
Coworking earns its keep for solo founders and duos, satellite workers, and anyone whose need is a chair and Wi-Fi near home. It fails at the exact moment work becomes confidential, loud, or scheduled: sales calls, hiring, client meetings, anything on a whiteboard you’d rather not share.
A private office is the same building, the same coffee, the same month-to-month flexibility — plus acoustic privacy, your own furniture layout, and an address you can put on hiring posts. The premium over coworking, when it exists at all, is usually under 20%.
Coworking’s listed price rarely includes enough conference credits for a real team. If your people book two hours of meeting rooms a day, price that in — it routinely erases the gap entirely, and then some.
