This is the first edition of the SquareFoot NYC Office Price Index: the median asking price for serviced office space, per person per month, by submarket — computed from every currently-listed, priced space we track (n=158 this month). It publishes monthly. Numbers are operator asking prices, not negotiated rates.

The middle half of the citywide market falls between $519 and $920 per person.
The Brooklyn discount is real and stable. At $500, Brooklyn prices 25% under the citywide median — the widest value gap in the market.
Grand Central is Midtown’s value pocket. $650 against Midtown East’s $725 and the Plaza District’s $1,000, with better transit than either.
Chelsea commands the premium. At $1,106, Chelsea asks more than double Brooklyn — a creative-industry cluster effect, not a quality gap.
Medians of per-person monthly asking prices across all currently-active, priced serviced-office listings in our dataset on the first publication date of each month. Submarkets under five listings are folded into their parent market. Asking prices typically exceed negotiated prices by 10–20%; exact current pricing for any space is confirmed with the operator on request, free.
